Terms of service
Last updated 6 October 2026
1. About these terms
These terms govern access to priv8rent, an Australian marketplace for rooms, homes and compatible flatmates. By creating an account or using the service, you agree to these terms and our Privacy Policy. If you do not agree, do not use the service.
2. Marketplace role
priv8rent connects renters, hosts, landlords and agents. Unless expressly stated, priv8rent is not a landlord, tenant, real-estate agent, legal adviser, tenancy authority or party to a rental agreement. Users are responsible for checking identities, listings, suitability and legal obligations before committing.
3. Accounts and eligibility
You must provide accurate information, protect your sign-in details and be legally capable of entering the transactions you initiate. You may not impersonate another person, create deceptive accounts, scrape the service, evade safety controls or use priv8rent unlawfully.
4. Listings and applications
Listings must be accurate, current and lawful. Hosts must have authority to offer the property. Applicants must provide truthful information and upload only relevant evidence they are entitled to share. Landlords and agents must comply with applicable state or territory prescribed forms, anti-discrimination law, privacy law and tenancy rules. priv8rent does not guarantee that an application will be accepted.
5. Application documents
Application evidence is shared only with the applicant and the listing owner or agent for that application. Users must not request or upload prohibited, irrelevant or excessive information. Applicants should redact account numbers and unrelated banking transactions. Hosts may use documents only to assess the application and must not copy, disclose or retain them for another purpose.
6. Agreements, bonds and rent
Users must review agreement terms before signing. Bond funds are paid to the host, who is responsible for lodging them with the relevant state or territory authority and recording the lodgement. priv8rent does not hold bond money. Rent may be processed through a connected payment provider and paid to the host, less any disclosed rent-only platform fee.
7. Payments, subscriptions and refunds
Payment services are provided by third-party payment providers under their terms. Prices and applicable fees are shown before purchase. Membership cancellations retain access until the end of the paid period unless law requires otherwise. Listing boosts are time-limited services. Statutory consumer guarantees and rights under Australian Consumer Law are not excluded.
8. Safety and acceptable conduct
Do not discriminate unlawfully, harass, threaten, defraud or pressure another user to pay outside agreed channels. Never send money before checking the property and counterparty. Report suspicious listings or conduct through the service. In an emergency, contact the appropriate emergency service.
9. Content and intellectual property
You retain ownership of content you submit and give priv8rent a limited licence to host, process and display it to operate the service. You must have rights to that content. priv8rent branding, software and original content remain protected.
10. Moderation, suspension and termination
We may remove content, restrict features or suspend accounts when reasonably necessary for safety, legal compliance, fraud prevention or enforcement of these terms. You may stop using the service at any time. Some records may be retained where required by law, payment obligations or dispute resolution.
11. Availability and liability
We aim to provide a reliable service but cannot promise uninterrupted availability or the conduct, accuracy or solvency of users. To the maximum extent permitted by law, liability is limited to reasonably foreseeable loss caused by priv8rent. Nothing excludes rights or remedies that cannot legally be excluded.
12. Changes and governing law
We may update these terms with reasonable notice where changes materially affect users. Australian law applies, and disputes are subject to the courts and tribunals with jurisdiction over the relevant transaction and mandatory consumer or tenancy rights.
13. Contact
For legal, privacy or support enquiries, use the contact channel displayed in your priv8rent account. Formal business identity and contact details should be added before public launch.
