Bonds, payments & safety
How renting works here
- Find a place and message the host.
- Apply with your details, consent choices and only the supporting evidence relevant to the application.
- The host accepts and sends you a rental agreement.
- You sign online, then pay your bond and first rent.
- The host lodges your bond with your state authority and records the lodgement number.
Rental application checklist
There is no single document pack required for every Australian rental. Requirements vary by state, property and agent, and some jurisdictions use prescribed forms. priv8rent supports the common, lawful evidence below without forcing applicants to over-share.
- Identity: one current passport, driver licence or proof-of-age card. A host may sight identity without keeping a copy; uploading a copy requires separate consent.
- Income or financial capacity: a recent payslip, employment letter, Centrelink statement or accountant letter for self-employed applicants.
- Rental history: an optional rental ledger or previous landlord or agent reference.
- Application details: legal name, contact details, current address, intended occupants, pets, move-in date, employment status and relevant references.
- Optional financial evidence: if a bank statement is used, redact account numbers, unrelated transactions and unnecessary balances.
priv8rent does not request bond dispute history, past legal action against landlords, social-media passwords, protected attributes, full bank account details or unrelated transaction histories. Landlords and agents remain responsible for the approved form and limits in their state or territory.
Bond lodgement by state
Australian law requires bonds to be lodged with the state authority, usually within 10 days. Hosts must lodge bonds paid through priv8rent and record the lodgement number on the agreement.
